About Saw Mill Valley, Horsham Township... 

Saw Mill Valley is a community located in Horsham Township, between Dresher Road and Norristown Road.  Sawyers Way is the main thoroughfare through this community consisting of about 1100 homes.  There are an array of floor plans and architectural styles - this development was completed in phases by various builders.  Most homes in the development were constructed between 1979 and 1988.   

This potpourri of floor plan and feature offers plenty of options for the home buyer looking to live in Horsham Township - condos ranging from 600 to 1400 square feet are typical, with the median sized condo being 950 square feet.  In additon, there are quite a few townhouses with many different floor plans - 2 bedroom 1.5 bath townhomes with as little as 1100 square feet can be found.  For the family seeking lots of living space, there are townhomes with as many a 4 bedrooms, 2.5 baths and 2000 square feet available!  Garages and basements are often available in these larger units.

Most units' floorplans have unique architectural features including soaring ceilings, skylights, 2 story foyers, fireplaces, decks, lofts (some with spiral staircases).  The sense of space in many of the homes can be deceiving:  while a typical 1000 square foot condo may seem small and lacking character, you'll often find a Saw Mill Valley condo with similar square footage feels open, airy and inviting.  Moreover, these homes have historically sold for very reasonable prices, so even a home buyer who is searching in communities other than Horsham might find that what's available in Saw Mill Valley is a relative value, given all the unique features and surrounding amenities.  In addition, because these properties have such desireable features, a home buyer will also feel at ease knowing that they are making a sound investment when buying within the community.

Thoughtfully designed with consideration for the beautiful natural surroundings in the area, Saw Mill Valley's homes offer tranquility and a peaceful setting.  Much of the wooded space has been preserved within the community - this creates private settings for many of the units within the development.  In fact, it's not unusual to see deer, fox, woodpeckers, ducks, squirrels, or birds when looking out your own back door! 

In addition, Saw Mill Valley offers quick and convenient access to Horsham Township's Power Line trail in several locations:  one along Sawyers Way between Green Meadow and Brown Briar, one just accross the street from the Applewood subdivision, and another along Whetstone Road by Ember.  The Power Line trail is a biking, walking, and jogging trail, tucked in along College Settlement Camp's property between Dresher Road and Babylon Road.  The trail provides almost 2 miles (one way) of exercise and wildlife viewing opportunity. 

Shopping and entertainment is just a stone's throw away when you live in Saw Mill Valley:  grocery stores, restaraunts, coffee shops, and pubs are all within close proximity.  If commuting to work with ease is a search parameter when buying, you'll find that easy access to SEPTA's bus and commuter lines (Hatboro, Ambler, and Warminster), 611, the Pennsylvania Turnpike, and 309 is not an issue!  Convenient travel puts much of Bucks, Montco, and Philadelphia's historic, dining, shopping, and outdoor opportunities within relatively close proximity to home for Saw Mill Valley's residents.

Buyers usually base their decision to buy on an attraction that often has more to do with emotions than pure logic, and a lot goes on between buyer and agent during a showing. The buyer needs to evaluate the home's pluses and minuses, and the agent needs the opportunity to work with the buyer's objections. This process cannot take place comfortably if the seller is on the scene.
