Comparing 2009’s Market to 2008:
-Average Days on Market increased by 26% in 2009. (55 DOM in 2009, 74 DOM in 2009).
-Property Marketing Period increased by 16% in 2009. (87 DOM in 2008, 100 DOM in 2009).
-Average Sales Price decreased by 2% in 2009. ($215,440 in 2008, $211,809 in 2009). Montgomery County’s Average Sales Price decreased by 8%.
-Low Sale Price in 2008 was $150,000. High Sale Price in 2008 was $270,000.

(2) List to Sale Ratio: Measures the amount of asking price received. For example, a property listed for $200,000 which sells for $190,000 had a List to Sale Ratio of 95% (190,000/200,000 = 0.95, or 95%).
(3) Median Sale Price: A midpoint between sales prices, it is the middle number in a given sequence of numbers. For example, 5 properties sell in a neighborhood. Sold prices are $190,000; $212,000; $224,000; $237,000; and $243,000. The Median Sale Price is $224,000.
