(46 DOM in 2007, 55 DOM in 2008). -Property Marketing Period increased by 4.6% in 2008. (83 DOM in 2007, 87 DOM in 2008). -Average Sales Price increased by 2.2% in 2008. ($210,792 in 2007, $215,440 in 2008). -Low Sale Price in 2007 was $165,000. High Sale Price in 2007 was $274,900. -List to Sale Ratio dropped slightly in 2008, 2007’s being 97.7% and 2008’s being 96.97%. -Number of Units Sold was down to 48 in 2008 from 50 in 2007, a 4% decrease in sold units. Definitions: (1) Property Marketing Period: A measure of the total marketing time before sold. In some cases, a property may be on the market for a period of time without selling. If it is pulled from the market and then relisted at a later date, Property Marketing Period would be a measure of accumulated market time from both list periods. (2) List to Sale Ratio: Measures the amount of asking price received. For example, a property listed for $200,000 which sells for $190,000 had a List to Sale Ratio of 95% (190,000/200,000 = 0.95, or 95%). (3) Median Sale Price: A midpoint between sales prices, it is the middle number in a given sequence of numbers. For example, 5 properties sell in a neighborhood. Sold prices are $190,000; $212,000; $224,000; $237,000; and $243,000. The Median Sale Price is $224,000.
